The core service

What drain cleaning covers

Drain cleaning is the removal of whatever is restricting a line, using the method that suits what is actually in there. In practice that means one of three things: a cable sized to the pipe, high-pressure water where the wall is coated rather than plugged, or a camera first where nobody yet knows.

The judgement is which one, and that comes from looking rather than guessing. A hardware-store snake will not reach a main line. A drum machine sized for a sink will not cut roots. Getting that wrong is how a drain gets "cleared" and blocks again a fortnight later.

Drains we clean

Kitchen sink and disposal line. Grease is the main culprit. It goes down warm and liquid, cools in the horizontal run, and sets on the pipe wall. Everything after it, coffee grounds, rice, disposal debris, catches on that layer.

Bathroom sink. Hair bound together with soap and toothpaste, usually within the first couple of feet, often right in the P-trap or the pop-up assembly.

Tub and shower. Same hair-and-soap combination, made worse by Denver's hard water. Scale on the pipe wall gives hair something to grip.

Toilet. Usually an object or wipes rather than gradual buildup. Low-flow fixtures move less water per flush, which is a genuine factor in older homes with long runs.

Laundry standpipe. Lint and detergent residue. Often shows up as the washer backing up onto the floor rather than as a slow drain.

Basement floor drain. Worth paying attention to. A floor drain is normally the lowest opening in the system, so if it backs up it's often the first sign of a restriction in the main line, not a problem with the floor drain itself.

Main line and sewer lateral. The pipe carrying everything from the house to the city main. Sewer line cleaning in Denver is a different job from clearing a fixture: bigger cable, bigger cutting head, and it's usually run from an exterior or basement cleanout rather than through a fixture.

Step by step

How we clear a drain

Eight steps on a typical job. The first three happen before any machine comes off the truck, which is the part that decides whether the rest of it is the right work.

Denver drain technician checking which fixtures are affected at a kitchen sink

Diagnose at the fixture

Which drains are affected and how they behave when others run. This is what separates a branch-line clog from a main-line problem.

Protect the work area

Drop cloths, shoe covers, and something under the access point. Drain work is dirty; your floor doesn't have to be.

Opening an exterior sewer cleanout at a Denver home

Locate and open the cleanout

Where there is one. If a home has no accessible cleanout we'll tell you, because it changes how the line has to be reached and it affects the price.

Drum machine running a cable into a Denver main sewer line

Run the machine

Cable and cutting head sized to the pipe. A sink machine for a branch line, a sectional or drum machine for a main line.

Blockage pulled out of a Denver drain line rather than pushed through

Pull the blockage out

Where possible we bring it out rather than pushing it through, because what comes out tells you what caused it. Roots mean one thing. A grease plug means another.

Drain line wall scoured clean after jetting following a cable clearing

Jet the line, if the line needs it

High-pressure water may be appropriate after assessment, typically for grease loading or heavy scale where a cable clears a channel but leaves the wall coated. Not every line is a candidate.

Camera run verifying a Denver drain line is clear after cleaning

Camera-verify

A camera run after clearing can confirm the line is actually clear, and show whether anything structural is behind the problem.

Clean up and walk you through it

What we found, what we did, and whether we'd expect it back. We take the debris with us.

The price question

Cable or hydro jetting: which one does your line need?

This is the question that decides most of the price difference, so here it is plainly.

Main limitationLeaves the pipe wall coatedLine condition has to be assessed first

Jetting is not automatically the better option. On a line with a single root intrusion, a cable does the job and jetting is spending more for the same outcome. On a grease-loaded kitchen line that re-blocks every few months, cabling treats the symptom and jetting treats the cause.

And on a pipe that's already compromised, badly corroded cast iron, deformed Orangeburg, clay with offset joints, the right answer may be neither until a camera has been down there. More on hydro jetting and what a camera inspection shows.

Early warnings

Signs your drain needs cleaning

It drains slower than it used to. Gradual is the giveaway. Sudden blockages are usually objects; gradual ones are usually buildup.

It gurgles. Air being pulled through standing water. If a toilet gurgles when the washing machine drains, that's two fixtures talking to each other through a shared line, which points further in than the fixture you're standing at.

There's a smell. Often a dry trap, sometimes a partial blockage holding waste in the line.

Water rises in one fixture when you run another. A meaningful signal. It generally means the restriction is downstream of both.

The same drain clogs on a schedule. Repeat clogs at predictable intervals are the clearest sign that clearing alone hasn't addressed the cause.

The basement floor drain is doing anything at all. It's the lowest point in most systems, so it shows main-line restrictions first.

Most of our work is residential. We also handle commercial drain and grease-line work; restaurant and multi-unit lines carry a different load and usually need a different cleaning cycle. If that's what you need, call and describe the setup.

Get your drain cleared

Describe what the drain is doing and we will tell you what it is likely to take before anyone is on site.

We look at the problem first, explain what is involved, and give you the price. Work only begins after you say yes. If the line turns out to be a different job once it is open, we stop and tell you rather than carrying on and adding it to the bill.

FAQ

Drain cleaning questions

What is the average cost to unclog a drain?

It depends on which fixture, how far in the blockage sits, whether there's an accessible cleanout, and whether it's a branch line or the main sewer line. Those four things move the price more than anything else. We look first, then give you a price before any work starts.

How much does drain cleaning cost in Denver?

Denver pricing tracks the same variables as anywhere: fixture versus main line, cleanout access, and whether cabling or jetting is needed. Homes without an accessible cleanout tend to cost more because the line has to be reached another way. We give the price before starting. See what drain cleaning costs in Denver.

Is professional drain cleaning worth it?

For a single slow sink, often not yet. A plunger or a hand auger clears plenty of those. It becomes worth it when the clog keeps returning, when more than one fixture is affected, or when a cable can't reach the blockage. Repeat clogs usually mean something structural.

Snaking or hydro jetting: which one do I actually need?

Cabling suits discrete blockages: a root mass, an object, a solid plug. Jetting suits coated pipe: grease, scale, sludge. If your line re-blocks every few months and a cable keeps fixing it temporarily, that pattern points to jetting. Line condition gets assessed first either way.

Will you make a mess in my house?

We use drop cloths and shoe covers, put something down under the access point, and take the debris with us. Drain work is dirty by nature. The goal is that the only evidence we were there is that your drain works.

Do you guarantee the drain will stay clear?

A cleared line can re-block if the underlying cause is structural: a cracked joint, roots with a way in, a belly holding water. Clearing restores flow; it doesn't repair the pipe. A camera inspection is how you find out which one you're dealing with.
