  • 1990s onward tract housing

Green Valley Ranch is newer housing built out largely from the 1990s onward along the corridor toward the airport. The drain lines are modern plastic, and that changes what tends to go wrong.

What we see here

Drain problems we see in Green Valley Ranch

Whole streets built to the same spec

This is the useful thing to know about drain work here.

Tract development means houses on a block were built by the same builder in the same period to the same plumbing layout. Practically, that means if your neighbour had a particular drain problem, there is a reasonable chance yours will behave the same way, because the pipe runs and fixture positions are close to identical.

It also means problems here are much more often about use than about the pipe. In older Denver a recurring main-line blockage suggests a failing lateral. In Green Valley Ranch it usually suggests something is going down a drain that should not be.

Kitchen grease

The most common fixture call. Modern PVC is smoother than old cast iron, so buildup is slower, but a kitchen line that has been running twenty-five years without ever being cleaned will have a coating.

Wipes in the main line

Family housing, and wipes marked flushable do not break down. They travel past the toilet and catch where the flow slows. It is one of the most common main-line blockages we find in newer housing anywhere in the metro.

Long laterals on larger lots

Some of the newer sections have a decent run from house to street. A longer lateral at minimum fall gives anything that settles more opportunity to accumulate.

Basement fixtures in finished lower levels

Where a basement has been finished with a bathroom or laundry, those are the lowest fixtures in the house. If the main line restricts, that is where it surfaces first, and it is the most expensive place for it to happen.

Roots are rarely the answer

The lines are modern and the neighborhood's trees are young. If a Green Valley Ranch main line is blocking, roots are an unlikely explanation.

Slow-draining sink in a newer Green Valley Ranch home

The usual GVR call. Newer tract housing means fixture clogs far more often than collapsed pipe.

Plan ahead

If you have a finished basement

Worth planning for before it happens.

Find your basement floor drain and know where it is. It is normally the lowest opening in the system, which makes it the release point when the main line cannot cope. If it ever backs up, that is not a floor drain problem, it is the main line telling you something.

And if it starts while the washing machine is running, that is not a coincidence. A washer discharges a large volume quickly, and a restricted line surfaces it at the lowest point.

FAQ

Green Valley Ranch questions

My neighbour had the same drain problem. Is that connected?

Not connected, but not a coincidence either. Tract housing on a block shares a builder, a period and a plumbing layout, so identical runs produce similar problems. Your lines are separate, but they are built the same way and used similarly.

The basement floor drain backed up while the washing machine was running. Why?

A washer discharges a lot of water quickly. A main line that copes with normal use cannot clear that volume fast enough, so it surfaces at the lowest opening, which is the basement floor drain. The washer revealed the restriction rather than causing it.

My house is not old. Should I be worried about the sewer line?

Structurally, much less than in older Denver. Modern plastic lines do not develop the joint failures and root intrusion that drive replacement in pre-1960 housing. What does accumulate is what goes down them, and a line that has never been cleaned in twenty-five years will have a coating.

Are flushable wipes actually a problem here?

Yes. They are among the most common main-line blockages we find in newer housing. They pass the toilet intact and catch further down where the flow slows. Nothing except toilet paper should go down a toilet, whatever the packaging says.
